| Fog or moisture between panes | Failed seal. Replace the glass unit, or the window if it's old or several have failed |
| Drafts around the sash | Try weatherstripping first; replacement if the frame is warped |
| Soft or rotted wood sill or frame | Minor rot can be repaired; widespread rot points to full-frame replacement |
| Sash won't open or stay up | Balance or hardware repair is often possible |
| Single-pane windows | Storm windows or replacement for comfort and efficiency |
Homes built before 1978 may have lead paint on windows. Contractors disturbing it must follow EPA lead-safe (RRP) rules; ask whether the firm is certified.
